Upcoming Holiday Reminder
To better assist our branches, please see the below timeline, based on Estimated Closing Date, for CD deadlines during our upcoming 4 day weekend:
ECDs for Monday, 7/8, will all need TRID Ready by Tues, 7/2 and CD disclosed and executed by Wednesday, 7/3.
ECDs for Tues and Weds, 7/9 and 7/10, will all need TRID Ready by Tues, 7/2, and CD disclosed by Wednesday 7/3, executed by Fri 7/5.
Our offices are closed on Fri 7/5 so you must prepare your borrowers accordingly.
ECDs for Thurs, 7/11, will need TRID Ready by Weds, 7/3 and CD disclosed Monday, 7/8.

Freddie Mac Home Possible Income Limits Reduced
On June 20, 2019, Freddie Mac announced they are reducing the income limits for their Home Possible program from 100% of area median income (AMI) to 80% of AMI. The implementation date is currently planned for July 28, 2019. This applies to all Home Possible mortgages, including those in low-income census tracts.
We published in the June Lending Announcement that Fannie Mae’s HomeReady product also reduced their income limits from 100% of AMI to 80% of AMI; however, HomeReady still has no income limit in low-income tracts.
How Do You Fit Into The Big Picture
July 5th Pay Date
Good Morning,
VanDyk Mortgage will be closed on Friday July 5th, however, payroll will be processed as normal and the deposit date will still be July 5th. If there should be any issues or questions regarding that pay date please reach out to payroll@vandykmortgage.com and they will be answered on Monday July 8th.

SERVICE RESTORED – Florida Phone System Outage

Good morning everyone,
Currently, the Florida phone system is experiencing an outage. This means that incoming or outgoing external calls will not be sent or received.
We will update everyone when the system is back up and running.
Update: 12:50 PM – A field technician has dispatched out to the trouble location they gave us an ETA of 1:24 EST
Update: 11:45 AM – Frontier has been unable to diagnose the problem remotely and have dispatched a technician to come onsite.
Update: 10:44 AM – The outage has been confirmed to be with our carrier Frontier and they have not provided us with an ETA for resolution at this time.
