Florida Housing Bond Program Grant Update 12/12/18

Florida Housing announced this morning that the Bond Grant loan option has been fully utilized. Florida Housing STILL has the Florida Assist Second Mortgage, FL HLP Second Mortgage and the TBA Program Grant (3% or 4%) down payment assistance options available.  Below is a snap shot of the available programs and the DPA options available.

On January 1st, 2019 Chenoa will expire its current published pricing and begin offering only one rate for each FICO band for each of their products.  This change will bring them in line with how other state housing finance agencies price their loans. You will still be able to see rates and lock through Optimal Blue, but it will show a par rate like below.

There are no other changes to the programs currently besides the change in how rates/pricing works on the first mortgage. You will still be able to charge standard fees and origination if it is within atr/qm points and fees test. There is no change to how the second mortgage rates are determined either (rate advantage 8% fixed 10-year term, HomeReady 2% above 1st mortgage rate 10-year term). Should you have a loan in the pipeline that you wish to lock under the current pricing structure you will need to submit those for lock prior to 2pm EST on 12/31/18.

Restructure in Underwriting

Several months ago, we added an additional Underwriting Manager, JJ Darnell, to support our Western Region. Today we are pleased to announce the creation of East and West Coast Underwriting Teams. JJ and Lindsey have been working together over the last few months to acclimate JJ to our VanDyk family. Currently they share the responsibility of managing the UW Scenario Help Desk. Please continue to use theUWScenario@vandykmortgage.com regardless of East or West Coast. Since the creation of East and West coast teams, we have created new UW queues for East and West Coast that will be utilized when submitting loan files to Underwriting.

 

JJ Darnell will manage the West Coast Team to include the following teammates:

Kelly Sherwood, Assistant Underwriting Manager, will remain an integral part of both teams.  She will continue to be a support to JJ, Lindsey and our group of underwriters.  Kelly will also continue to manage rush requests for both East Coast and West Coast branches. Please email her with these requests copying Lindsey or JJ according to region.

 

To make sure we are fully supporting our West Coast origination teams through closing and funding we currently have two Closing Team members who work a schedule to accommodate our West Coast partners, Kelly McLaughlin and Delores Philmore. Social Survey and Zillow

Social Survey and Zillow

Social Survey is currently in talks with Zillow to be able to auto post your reviews to Zillow in the near future (Early 2019).  In the meantime, to help drive additional reviews to Zillow we are now adding Zillow to your secondary workflow at the end of the survey (where the Google My Business link currently is.) In addition to this, Social Survey now has the ability to pre-populate the text from SocialSurvey reviews onto Zillow as well, to make the process as simple as possible for customers until they have the auto post agreement complete.

Below is an example of what the end of the survey will look like.  If a customer clicks the Zillow link, it will go straight to the “Write a Review” page on the LO’s individual Zillow page if they have it connected to SocialSurvey and will already have their review and star rating filled in for them, so they just have to click submit.  If you don’t have a Zillow page to connect too, they review will be posted to VanDyk’s Corporate Zillow page.

Reminder: New Version of the 4506-T and 4506T-EZ Forms

Reminder 
New Version of Form 4506-T and 4506T-EZ

Dear DataVerify Customer:

The IRS has released new versions of the 4506-T and 4506T-EZ forms (Version September 2018), which are ready for immediate use. The IRS will begin redacting transcripts January 1st, 2019. This change will require DataVerify to begin stamping a Customer File Number on the 4506-T forms in December to ensure we are still able to complete work in progress when the change takes place.

DataVerify will start rejecting 4506-T requests on December 18, 2018 if they are not submitted on the new version of the form.

If you submit an order using the old version of the form, you will not incur any cost and can submit an updated form once rejected. We strongly recommend implementing these changes as soon as possible to mitigate potential issues.
